Living On Base
While barracks are a good rent-free option for single or unaccompanied service members, those with families often choose on-base housing. Managed by the installation’s housing office, on-base housing can include apartments, townhomes, and single-family homes. Your Basic Allowance for Housing (BAH) will be automatically applied and should cover the rent and most utilities. Service members will need to buy their own renter’s insurance to cover their personal belongings.
- Availability and rank factor into housing assignments
- On-base living offers near-instant community
- Neighborhood security doesn’t get much better
- You can also use your BAH for an off-base rental
Renting a Home
Not ready to buy? Renting a home until your next PCS or while you get to know your new community may be the practical choice.
The reason could be financial; saving for a down payment and initial home-buying costs can be difficult. Many service members don’t want the responsibility of home ownership while on active duty. Should you work with a real estate agent when renting? What are
some common pitfalls with rental agreements? What about paying rent if you get a deployment or new PCS orders? Connect with a local real estate expert who can answer these questions and more.
- Home maintenance is lower with renting
- Renting offers more flexibility than owning
- Renting may come with lower initial costs
Buying a Home
Buying a home during a Permanent Change of Station offers big benefits to military families.
With deductions for mortgage interest, property taxes, and closing costs, owning a home may reduce your tax bill. You’re building equity through home ownership. And the financial security that starts with home ownership today carries into retirement from service.
- Income: Rent out the home during your next PCS
- Investment: Your home will likely increase in value over time
- Personalization: Your home, the way you want it
- Stability: For both you and your family
Home Financing
We are here to assist with each stage of your PCS move, whether you’re embarking on a solo journey or relocating with your family. Utilize the comprehensive relocation support to smoothly navigate your move and focus on accomplishing your mission. If you decide to buy a home, you’ll likely choose from several types of mortgages. While a VA loan may be right for many service members, it’s not a one-size-fits-all mortgage. It’s best to consider a range of financing options before buying a home. Consulting with loan experts can help you form a financial plan that fits your unique needs.
- Fixed-rate mortgages offer predictability
- Adjustable-rate mortgages can have lower initial costs
- FHA loans have low down payments
- VA loans allow up to 100% financing with no down payment
