USDA Home
Loans

Helpful mortgage information from Alpha Mortgage, our trusted home financing partner.

At Alpha Mortgage, we believe homeownership should be within reach for families everywhere—including rural and suburban communities. The USDA Loan program, backed by the U.S. Department of Agriculture, makes this possible with no down payment required, flexible credit standards, and competitive rates.

What Is a USDA Loan?

A USDA Loan is a government-backed mortgage designed to encourage homeownership in eligible rural and suburban areas. With its $0 down payment feature, it’s one of the most affordable loan options available to qualified borrowers.

Down Payment & Financing Requirements:

  • No down payment required in most cases.
100% financing available for eligible buyers.
  • Competitive, fixed interest rates.
  • Closing costs can often be financed into the loan or paid with seller concessions.

Types of Properties You Can Finance

USDA Loans are designed for primary residences only. That means:

  • Single-family homes are eligible.
  • Manufactured homes may qualify, provided they meet HUD standards and are permanently affixed to the property.
  • Second homes, vacation homes, and investment properties are not eligible under the USDA program.

Area Restrictions

Not every property qualifies for USDA financing. The home must be located in a USDA-designated eligible rural or suburban area. Many communities just outside major cities may still qualify, making this program more accessible than many buyers realize. At Alpha Mortgage, we’ll help you check the eligibility of any property you’re interested in.

Income Limits

Because USDA loans are designed to assist low-to-moderate income households, your eligibility also depends on income:

  • Borrowers must generally earn no more than 115% of the area median income (AMI).
  • Household income (not just the borrower’s) is considered.
  • Larger households may qualify with higher income limits.

We’ll help you review your income to see if you meet the requirements for your area.

Benefits of a USDA Loan

  • $0 down payment required
  • Affordable fixed rates
  • Flexible credit guidelines
  • Seller contributions allowed for closing costs
  • Eligible for new or existing homes, including some manufactured housing
  • Expands access to homeownership in rural and suburban communities
